A legal document that indicates the transfer of ownership of some
particular property from one party to another. Unlike a contract,
there is no requirement that consideration be given in return.
The deed must identify the person giving the property (the grantor) and the one receiving it (the grantee), and when the change of ownership is to occur. and be signed by both parties; it doesn't hurt to have a witness sign also. In some circumstances, the deed may
also include constraints (also known as covenants) on the new owner's use of the property.
Note that a deed of gift may not be required in a particular jurisdiction or for a particular transfer; I simply show here what a deed of gift is.
